Common Problems and Effective Solutions for Urban Outdoor Furniture

How often do I need to reseal or repaint urban outdoor furniture?

There isn’t one fixed schedule that works for every piece of urban outdoor furniture. It depends on the material, the finish, how much direct sun and rain it gets, and how heavily it’s used. As a general rule, I’d inspect the furniture twice a year and adjust from there. For wood, reseal or oil it every 6 to 12 months, or every 3 to 6 months in very wet, sunny, coastal, or high-use settings. Repaint wood every 2 to 4 years, or sooner if the old coating is peeling, cracking, or worn through. For powder-coated metal, inspect annually and touch up chips or scratches immediately; a full repaint is usually needed every 3 to 5 years depending on exposure. Concrete and stone often need resealing every 1 to 2 years, while composite furniture mostly needs regular cleaning and only rare repainting. Signs that it’s time include water no longer beading on the surface, faded color, rough or chalky texture, rust spots, peeling paint, mold, or visible cracks. Do the work in dry, mild weather, clean and sand the surface properly, and use a product made for that material. If the furniture is in a busy public space, annual inspection and quick touch-ups will usually save you from bigger repairs later.
